Chirayu Patel, CCIM serves as Vice President of Capital Markets at R&D Advisory Group LLC, where he brings a disciplined, analytical approach to navigating the complexities of real estate finance and capital formation. Rather than viewing capital placement as a purely transactional exercise, Chirayu approaches capital markets advisory as a consultative process—grounded in structured analysis, market logic, and risk awareness—to help clients align strategy with real-world market conditions.
Through rigorous industry, demographic, and financial analysis, Chirayu develops baseline performance and capital models for each engagement, enabling clients—from early-stage ventures to established enterprises—to make informed, market-ready decisions. His methodology emphasizes clarity, predictability, and disciplined underwriting, ensuring financial strategies are supported by data-driven assumptions rather than conjecture.
With more than 15 years of experience and over $500 million in assets managed, Chirayu specializes in evaluating how management capability, capital structure, and real estate fundamentals interact with initial business strategy to support long-term viability. Prior to joining R&D Advisory Group, he led complex redevelopment initiatives across a portfolio of commercial properties at DL3 Realty Advisors, with deep experience in sophisticated financing structures including New Markets Tax Credits (NMTC), Low-Income Housing Tax Credits (LIHTC), and Tax Increment Financing (TIF).
Chirayu has completed Moody's Credit Training, further strengthening his expertise in credit analysis, risk assessment, and institutional underwriting standards. He earned the CCIM Designation through the portfolio review of more than $100 million in closed transactions and graduated with Honors from the University of Illinois at Chicago.
Chirayu currently serves as the 2025-2026 President of the CCIM Illinois Chapter and is actively involved in civic and nonprofit leadership, serving on the boards of America Needs You (ANY-Chicago) and the Institute of Diplomacy, Education, and Advocacy (IDEA).
